Your first home in Panama: prepare a purposeful search

Blog · 02/08/2026

An exercise in priorities, budgeting and visits to move from “I want to buy” to a shortlist you can compare.

The search for a first home often begins with images. A terrace, a bright living room or a familiar location sparks an idea of what life there might be like. To turn that aspiration into a decision, write down what you need to change compared with your current home and which comforts you want to keep.

Divide your list into three groups: essential, desirable and optional. Include specific needs, such as a place to work, storage for equipment or a journey you can make every day. If you are buying with someone else, compare your lists before visiting. Differences are easier to discuss before you have set your heart on a home.

Next, prepare one budget for moving in and another for everyday life. In the first, note the contribution you could make, transaction costs and what you will need to get settled. In the second, consider the expected monthly payment, utilities, maintenance and travel. Allow room for unexpected expenses and ask a financial institution about the financing requirements that apply.

Choose a few options for an initial comparison. Save each development’s listing and prepare the same questions: which home is offered, what it includes, what information is outstanding and what terms a proposal would contain. Comparing like for like prevents a photograph or a single figure from dominating the decision.

Take measurements of the furniture you would keep when you visit. Walk through the spaces imagining a normal morning, a working day and a family gathering. Ask about any differences between what is shown and the unit that interests you, and explore the surroundings using the routes you would actually take.

Afterwards, update your priorities with what you have learned. A space that seemed essential may turn out to be less useful, or you may discover a new need. Before reserving, review the documents and seek advice on anything you do not understand. A prepared search will not remove every question, but it helps you ask the ones that truly matter.
